about living and staying at Duck Republik

What lease periods do you offer?

Duck Republik offers fixed academic contract periods designed to match university schedules:

• 1 September – 31 January
• 1 September – 31 July

These dates are fixed to ensure a smooth experience for all residents.

What is the minimum lease period?

All stays are offered as fixed academic terms.
The minimum lease period is 6 months, based on the selected contract period. Shorter stays are not available.

What payments are required to confirm a booking?

To secure your room, you must pay:

• an administrative fee, and
• a security deposit

Your booking is considered confirmed only after payment is received and your agreement is issued.

Is my booking refundable?

No. All bookings are made for fixed contract dates and are non-refundable.
If you cancel or are unable to move in for personal reasons, the administrative fee and security deposit are not refunded.

What is included in the rent?

Your rent includes a fully furnished room and access to all shared common areas.
Utilities and essential services are included unless clearly stated otherwise

When and how do I pay rent?

Rent is billed monthly.
Invoices are issued on the 1st of each month and must be paid by the due date shown on the invoice.

Do I get my security deposit back?

Yes. After move-out, your security deposit is refunded minus:

• the standard cleaning fee,
• any unpaid charges, or
• costs for damages beyond normal wear and tear.

Refunds are processed within the timeframe stated in your agreement.

When can I check in and check out?

• Check-in: from 15:00 on your contract start date
• Check-out: by 12:00 (noon) on your contract end date

Early arrivals or late departures must be approved in advance and may involve additional charges.

Can I terminate my contract early?

No. All contracts are fixed-term academic agreements.
If you leave before the contract end date, no refunds apply.

What happens if I break the house rules?

Duck Republik is a shared living community.
Serious or repeated breaches of house rules may result in penalties or immediate termination of the agreement to ensure a safe and respectful environment for everyone.
